The following graphs illustrate housing trends that are very useful for both Buyers and Sellers. Data only includes residential properties and graphs are divided by market:

  • Seattle Market (Ballard, Greenlake, Greenwood, North Seattle, Queen Anne, and Magnolia)

Current home data for the number of homes for Sale versus the number of properties that have gone Pending.


Months of Inventory for Residential Homes based on Closed Sales.  This number represents how many months it would take to have all the inventory of homes currently on the market to sell.  

  • Seller's Market = Less than 3 months of inventory.  
  • Buyer's Market = More than 6 months of inventory.
  • Neutral Market = 3-6 months of inventory.
